We are a group fighting to STOP the development of 910 S. Mariposa, Burbank CA 

23 Condos, 76 bedrooms, 46 parking spaces on a 1 lane road cul-de-sac at the heart of the EQUESTRIAN NEIGHBORHOOD and Mariposa Bridge.

Our main objective is to organize the effort in stopping the development of 910 S. Mariposa into luxury condos. This website should function as a hub of information on the issue so that it is easier to make our voices heard and that information is clear for who would like to support and join the fight.

We hope this helps individuals who wish to become educated on the issues and concerns of our neighborhood. We will update the site frequently as we hear of new information.

Our efforts hope to help save our beloved Riverside Rancho, however this page is solely focused on canceling the condo development at 910 S. Mariposa because it endangers our community.

We support other efforts to save the Rancho but have felt the community needed one organized group focused solely on this one threat. There are many issues encroaching on our Rancho, when faced with opportunities to voice concerns it is overwhelming on where to start. We are hoping this group and page can help center the focus on one common goal.

So lets put on our boots and get at it!

Who is Butterfly Gardens LLC?

Garen Gozumian the developer of the project at 910 S. Mariposa stated during the public hearing on July 25 2023:

“The Rancho where the development is located as you know is one of the handful of unique areas where residents can keep a horse in their backyard and the sight of the occasional equestrian riding down the street or walking their horse down the street which I’ve witnessed is, really delightful and charming.” - Gozumian

Merriam Webster defines: Occasional as “encountered, occurring, appearing, or taken at irregular or infrequent intervals.”

Gozumian is out of touch with the neighborhood and downright insulting to call our community comprised of the “occasional” horse. Does the above 160+ horses in 3 hours look occasional to you?

Butterfly Gardens, and Mr. Gozumian have disregarded and have intentionally ignored the neighborhood in which they are wishing to develop in. Their lack of interest and concern puts the entire community at risk. They have no desire to understand, respect, and listen to our community. Simply not comprehending and choosing to ignore the actual facts of how a large scale construction project can impact and effect the equestrian community. Their presence will result in injury, harm, or even death. It is not a matter of if it is when.

what happens when the city doesn’t listen?

In January of 2020, a horse was euthanized at the Atwater Equine Bridge. The horse was startled because of a large traffic noise from the freeway, causing the horse to run away, slip, and break its legs. This is a direct example of what happens when city planners, engineers that are unqualified and inexperienced create create complex construction plans which they deem “safe”. Though the equestrians in their neighborhood told them it wasn’t.

When will they listen to experts in their community?

Burbank City Staff is choosing to ignore us. The Atwater accident was avoidable. Equestrians warned project planners about their safety concerns, and that the bridge design was not safe.

Watch City Council Member Mullins and Mayor ask about including Sound Barriers.

Yet City Planning officials state it is not required or requested.

Developer also shows absolute no interest in adding sound Barriers or any voluntary safety measures.

City Council voted to approve the SB35 project that same night, despite a lack of any assurances from City Planning or the developer about preventing any of the serious safety concerns conveyed by the community.

A lawsuit was filed on october 18th, 2023

by Friends of the Equestrian Bridge against the City of Burbank.

This case challenges the approval of SB35 for 910 S. Mariposa, 'Circle K'.
